What is Roof renovation?
A roof renovation covers all the work needed to bring an existing roof back into sound condition. Depending on its state, this includes renewing the covering (tiles, concrete tiles, sheet metal or flat-roof waterproofing), the sub-roof, the thermal insulation and the metalwork such as gutters, valleys and flashings. The goal is a watertight, well-insulated and durable roof.
The process usually starts with a condition survey by a roofer or roofing specialist. This is followed by a quote, scaffolding, removal of the old layer, any repairs to the structure, laying of insulation and the sub-roof membrane, and finally the new covering including metalwork. Weather protection during construction is essential so that no moisture enters the building.
A renovation becomes necessary in the case of leaks, weathered or broken tiles, moss growth, poor insulation, or simply when the roof has reached the end of its service life. The opportunity is often used to add better insulation or a photovoltaic system.
Look for a qualified contractor with references, a detailed quote listing materials, correct insulation values and clean flashings. Common mistakes include a missing vapour barrier, inadequate ventilation and cutting costs on the sub-roof. Clarify building permits and possible subsidies early on.
