Raumgleiter AG is an innovative think tank that addresses the complex subject of spatial questions and develops solutions for municipalities, cities, regions, and cantons. Particularly in view of the continuous growth of Zürich and the associated challenges in housing construction, Raumgleiter AG has developed a concept to use existing building reserves and plot areas more efficiently. Current statistics show that since 2016 only 15% of the theoretical building reserves have been actively used, which is concerning against the backdrop of rising population figures and an oversupply of real estate.

With the "BZO-Entwurf+2" model, Raumgleiter AG proposes that up to 52,000 additional apartments could be created in the so-called SLöBA zones, which cover 20% of the building land area. This could not only address the shortage of housing but also increase the economic incentive to promote investment in these areas. The implementation of such a model would bring about a significant increase in usage potential and the creation of affordable housing, which is supported by the existing political mandate.

The challenges the city faces require incentives to actually activate the available building reserves. The introduction of additional floors into the BZO draft could represent a central solution for advancing urban densification and the creation of affordable housing.
